Bin Mahmoud Villa Renovation

Work undertaken in this project:

This project work was undertaken for one of our client: AL Jassim Group. The work details are given below.

External cabins / rooms
  • Supply of labor, tools, materials to dimolish the external rooms outside the villa and clear from the site all other wastes including Gypsum board cabins,bricks, floor
    base. Tiles, ceiling, roof, electrical devices & fittings, toilet fittings & accessories etc.
  • Supply of labor, tools, materials to remove the debris, trees, plants etc. and all other waste material from site and safe disposal to the disposal yard.
  • Demolition of the exsting damaged boundary wall area, steel gates etc. and clear the site with safe disposal of debris in the disposal yard.
Internal Partitions / rooms
  • Demolition of gypsum board wall partititioned rooms inside the villa including windows, fall ceilings, doors, electrical fittings, toilet fittings and accessories etc. and clear the site with safe disposal of debris in the disposal yard.
  • Removal of existing flooring tiles, kitchen wall tiles, bathroom tile, cabinets, false ceiling inside the villa including the safe disposal of debris in the disposal yard.
  • Repair the cracks on external and internal wall, roof slab etc. with cement mortar and other chemicals wherever required.
Block work
  • Modification of the exiting masonry wall in the livingroom to fix new aluminum sliding windows including
    domolition of existing wall, block works, plaster finish etc.

Water proofing
  • Removal and safe disposal of existing water proofing membare on the roof floor and installataion of new waterproofing membarane with all accessories including 2mm thick screeding over the new membarane to prevent the damages on membarane surface.

 

Flooring
  • Screed: Preparation of demolished floor surface in the entire floor area with 30 mm thick (screed) cement
    mortar and necessary materials to lay floor tiles.
  • Supply and laying of ceramic floor tiles (60 x 60) cm on screed including (10 cm) skirting, joints pointed with matching cement grout anf all related fittings and accessories
  • Supply and laying of ceramic floor tiles ( 30 x 30) cm on top of screed including (10 cm) skirting, joints pointed
    with matching cement grout and all related fittings and accessories
  • Supply and laying of ceramic wall tiles ( 30 x 30) cm on top of screed including joints pointed with matching
    cement grout and all related fittings and accessories

 

Ceiling Finishing
  • Supply and installation of new gypsum board fall ceiling with frames,support hangers etc including all related
    fittings and accessories

 

Painting
  • Supply and apply JOTUN double coat interior and exterior paint on the entire building including
    preparation of surface by srapping, filling cracks, application of putty, primer etc with all related
    accessories

 

Electrical Works
  • Modification of exsting damaged wirings, cable & counduits, DBs, etc. which required to be replaced to comlete the lighting and power distribution requirements inside villa including supply and replacement of defective parts and fittings.
  • Supply and installation of LED lights with all related fittings and accessories
  • Supply and installation of electrcical sockets and switches
  • Supply & installation of wooden cabinet with doors to protect the main MCB and kahrama energy meter in the bedroom including all related fittings & accessories.
  • Supply and installation of vertical, wall mounted water heater (80 Liter) with wall supports and all related

fittings and accessories

  • Supply and installation of wall mounted mirror lights in all toilets including all related fittings and accessories
  • Supply and installataion of new wall mounted exhaust fans in the kitchen & toilets including all related fittings

and accessories.

 

Plumbing & Drainage Works
  • Modification of the existing piping and fittings of domestic hot and cold water suction and distrubution line inside an outside villa inclluding repalcement of damaged parts
  • Transfer pump: Supply installation of domestic centrifugal water pump, 1 HP single phase, horizontal end suction, including float valves, pressure gages, suction header, NRV gate valves with all related fittings and accessories.
  • Booster pump: Supply installation of domestic water pump, centrifugal, 0.5 HP single phase, horizontal end

suction, including float valves, pressure gages, suction header, NRV gate valves with all related fittings and
accessories.

  • Supply and installation of kahrama water storage tanks(polyethelene), round type, capacity of 1000 liter including cement mortar base platform, gate valves, required leghth of piping to coonnect the pump, pipe fittings etc. and all related fittings
  • Supply and installation of water storage tanks(polyethelene) on the rooftop, round type, capacity of 500 liter including cement mortar base platform, gate valves, required leghth of piping to coonnect the pump, pipe fittings etc. and all related fittings
  • Supply and installation Water closet in the toilets including flushtank, connector, push fittings, seat cover etc with all related fittings and accessories.
  • Supply of labor, material, tools and equipment to clean all the drainage manholes in the villa including removal

and disposal of sludge, sediments etc.

 

Doors & Windows
  • Repair and clean the existing aluminum windows frames, glasses, locks, handle, etc.in the villa including replacement of damaged parts if any.
  • Supply and installation of sliding doube leaf windows in the living room with aluminum frame and clear tampared

tinted glass including removal, safe disposal of excisting windows and all related fittings and accessories.

  • Supply and installation of wooden doors with frames including architraves, door lock, handles, hinges, door
    closer, removal and disposal of excisting doors and all related fittings and accessories.
  • Repair and repaint the existing wooden double leaf doors and frames in the Living room including replacement of

locks, handle, architraves, door closer etc. and all necessary fittings and accessories.

  • Repair and repaint the existing built-in cabinets in the bedrooms including replacement of wooden rack, locks,
    handle, hinges, etc. and all necessary fittings and accessories
  • Supply and installation of new aluminum kitchen upper and lower cabinets with drawers, doors, handle etc. including 20 cm thick marble couter top on lower cabinet with openings to fix sink and sink mixture and all related fitings and accessories.

 

External Works
  • Prepare and level the damaged entrance floor area with cement mortar including replacement of brokend/damaged interlock pavers wherever required.
  • Repair the broken existing boundary wall in the villa entrance area including demolition, additional solid block work, supporting column, plastering with cement mortar, painting etc.and other related works.
  • Supply and installation of metalic gate in the entrance parking with supporting colums attached on boundary wall including,pad locks,hinges, handles etc. and related fittings and accessories.
